We are seeking a talented and experienced Civil Engineer to lead site-related design and engineering efforts for residential prefab projects. This includes grading and drainage design, utility planning, and stormwater compliance. As Villa expands into new markets and housing products—including ADUs, single-family homes, duplexes, and multifamily developments—your work will be critical in ensuring site feasibility and regulatory compliance. What You'll Do:
  • This role includes the following responsibilities:
  • Site & Civil Design:
  • Prepare grading, drainage, and utility plans for submittal to local jurisdictions.
  • Design on-site civil improvements, including driveways, flatwork, and utility connections.
  • Ensure plans comply with applicable municipal codes and standards.
  • Prepare permit-ready civil plan sets and support permit submissions.
  • Stormwater & Environmental Compliance:
  • Prepare or review Stormwater Pollution Prevention Plans (SWPPPs) and Low Impact Development (LID) plans.
  • Apply California’s Statewide Clean Water Program and local stormwater management requirements.
  • Technical Review & Observation:
  • Provide engineering support for site feasibility studies and due diligence.
  • Support construction with engineering observations as needed.
  • Collaboration on Complex Sites:
  • Work closely with the Growth and Pre-Construction teams to evaluate site constraints and propose practical engineering solutions.
  • Assist with subdivision map research, encroachment permits, and right-of-way coordination when required.
  • Cross-Functional Teamwork:
  • Partner with internal teams, consultants, and AHJs to coordinate project milestones and ensure timely approvals.
  • Support manufacturing and installation logistics through technical design input.


What You Have:
  • Requirements for this role include:
  • Education & Experience:
  • Bachelor’s degree in Civil Engineering with 4+ years of relevant experience in residential land development or site design.
  • Licensure:
  • Civil Engineer (P.E.) license in California, or ability to obtain reciprocity.
  • Willingness to pursue licensure in other states as needed.
  • Technical Skills:
  • Proficient in AutoCAD and civil design workflows.
  • Experience with Bluebeam, Adobe Acrobat, and Google Workspace preferred.
  • Core Competencies:
  • Strong technical judgment and attention to detail.
  • Excellent problem-solving and time management skills.
  • Collaborative mindset with a proactive, solution-oriented approach.
  • Strong verbal and written communication skills.
  • Nice-to-Have:
  • Experience working with modular or manufactured housing.
  • Familiarity with entitlements or small-scale land development processes.
  • Passion for affordable housing and innovation in the built environment.

$117,300 - $138,000 a year
The compensation band for this role is $117,300 - $138,000 in California (salary band dependent on location).
