Site Investigation Specialist
Job Description
We are a a fast-growing commercial real estate development firm focused on build-to-suit retail projects across the United States. We are hiring a remote consultant to support our site feasibility process by preparing detailed Site
Investigation Reports (SIRs) for new Dollar General development sites. This role is best suited for someone with hands-on civil engineering or direct land development experience.
Primary Responsibilities:
• Research and complete comprehensive Site Investigation Reports (SIRs) to assess the feasibility of commercial development sites.
• Analyze and document key due diligence items such as:
o Zoning and land use regulations
o Utility infrastructure (water, sewer, electric, gas, communications)
o Municipal design requirements and development standards
o Environmental conditions (e.g., flood zones, wetlands, easements)
o Applicable fees (permit, plan review, impact) and connection costs
• Interpret engineering-related materials such as site plans, zoning maps, utility layout
diagrams, and entitlement documentation.
• Identify permitting agencies and summarize their development review process,
application requirements, and estimated timelines.
• Evaluate potential site constraints including topography, access, easements, and off-site
improvement obligations.
• Summarize findings in clear, well-organized reports that inform internal go/no-go
decisions.
• Collaborate with project managers to ensure timely delivery of SIRs.
Occasional/Secondary Tasks:
• Assist with reviewing civil, traffic, or environmental engineering documents as needed.
• Support follow-up research on specific entitlement or utility-related inquiries.
Ideal Candidate Qualifications & Skills:
- Licensed Civil Engineer
- 2+ years of direct land development or commercial civil experience.
- Strong understanding of infrastructure systems, development entitlements, and zoning interpretation.
- Excellent online research skills with the ability to navigate U.S. municipal and utility
- provider websites.
- Strong phone and research skills; comfortable calling municipalities and utility providers
- to collect information. High level of written English proficiency with the ability to translate technical findings
- into executive-level summaries.
- Highly organized and responsive with the ability to fill out forms accurately and deliver on deadlines.
- Self-starter with the ability to manage deadlines and deliverables independently.
- Proficiency with tools such as Google Workspace, Microsoft Office Suites, and PDF markup tools.
This is a 100% Remote Work
