We are seeking a detail-oriented and knowledgeable Accounts Receivable (AR) Subsidy Specialist with a strong background in HUD Compliance, Section 8, and other subsidized housing programs. This role is responsible for maintaining accurate resident ledgers, managing subsidy payments, and ensuring compliance with affordable housing regulations. The ideal candidate will have multifamily real estate experience, a solid grasp of New York City and State housing policies and be highly proficient in Yardi or similar property management systems.
Key Responsibilities:
• Maintain and reconcile resident ledgers for HUD, Section 8, affordable, and market-rate units
• Accurately post resident charges, payments, subsidies, and adjustments in a timely manner
• Interpret and apply terms from HUD contracts and rental assistance agreements
• Monitor and track subsidy payments to ensure proper allocation
• Collaborate with property operations, legal, and third-party agencies on resident account matters and affordable housing
• Resolve billing discrepancies, manage aged receivables, and follow up on delinquent subsidy accounts
• Assist with audit preparation and respond to inquiries related to resident account activity
• Stay current on local and state housing regulations that impact rent collection and compliance
• Contribute to month-end AR reporting and other accounting functions
• Support the Controller with ad hoc AR-related projects as needed
• Perform other related duties as assigned to meet business needs.
Requirements
Skills and Qualifications:
• Minimum of 3+ years of AR experience, preferably in multifamily real estate or affordable/subsidized housing
• In-depth understanding of HUD programs, Section 8, and other rental assistance programs
• Strong knowledge of NYC and NYS housing laws and compliance requirements
• Proficiency with Yardi or comparable property management/accounting software
• Exceptional attention to detail, organizational skills, and accountability
• Strong communication and analytical problem-solving abilities
• Capable of working independently and collaboratively in a team setting
